
Living at Channel Island Marina
Living on the water is like nothing else, but there are things that you'll want to research and learn about. Our CIMA community is an amazing wealth of information and are more than happy to share their experience. Some have lived in the community for more than 20 years.
We have captured a few pieces of information that every homeowner will want to know, so take a quick browse and you might just find something you'll need.
Navigating Channel Island
Living at Channel Island has much to offer. Although your realtor likely showed you around a bit, we'd like to make sure you have all the information you need!

Gate Entry

Upon closing, you should be provided a gate remote by the prior owner of your home.

This remote can be used to program Homelink in your car (if equipped).

There is also an app for gate operation. Please speak to any board member or Nate Hines (#6) to download the app and get up to speed on the latest usage guidelines and polcies.

In addition to the gate, there is a pedestrian access gate right by the gate itself. Please contact an HOA board member for the code.

If the front gate appears to be malfunctioning notify any of the board members. There are directions as to how to troubleshoot the gate inside gazebo #1 upriver (if you are feeling brave).
Garages
-
Each homeowner has one garage, (except slip 11 which has two).

You will need to change over electric utilities separately from your home. They are metered individually and are not funded centrally.

The prior homeowner should also provide you keys for the garage that will allow you to access the garage if power is interrupted.
Boat Trailer Lot

There is space for one boat trailer for each floating home.
-
The board must be notified of the need for a boat trailer space. Sue Bartz (#8) keeps a map of open locations.

Homeowners without boats/trailers can allow other homeowners to “borrow their spot” with a written request and approval from the board.
Rec Room
-
The Rec/Fitness room is a shared space by CIMA members only. This space can be used 24/7.

The equipment must be cleaned using sanitizing wipes after each use by the member.

The space is professionally cleaned once a month.

The facility must be locked when not in use. The common area restroom (next to the rec room) is available to all CIMA members.

The Rec Room key is provided by the prior homeowner.
Pets
-
We love pets at Channel Island! Each home is allowed two pets regardless if they are indoor or outdoor animals.
-
When walking your pet, please ensure they are leashed and clean up after them when they've relieved themselves.

Always be aware of your pet and your surroundings. We are near nature and see wild critters (like coyotes) periodically. ​
Package delivery box
-
UPS and Amazon will deliver packages to your doorstep.

USPS will deliver packages to the A & B mailboxes.
-
You'll find the key delivered to your mailbox by the letter carrier.

The life jacket container at gazebo #1 is also a delivery station for large packages.
-
Mailbox keys are provided by the prior homeowner.​​​
Annual Architecture Walk-Around Review

Once a year, generally in the late spring, the Architectural committee does a walk-around to review the compliance of each home .
-
This process ensures the compliance with the standards set in the governing docs.

The committee shares findings with recommendations to the board.
What to do in an Emergency
In case of an emergency, please take note of the following information.
Medical/Fire/Police
-
911 is always advisable in the case of an emergency.
-
Each home is provided an Emergency Preparedness binder. This should be passed on by the prior owner. If you did not receive a binder, contact LIz Christie (#14).

Fire extinguishers are highly recommended in your home.
-
The Call for Help! All neighbors have been provided an airhorn for emergencies. 3 blasts mean "I need help!" and neighbors will do their best to assist. If airhorn is not readily available, bang a hard object against the nearest piling.

AED (defibrillators for heart attacks) are available in both gazebos.
-
In case of fire, immediately call 911, move to a safe area and alert your neighbors.
-
Homeowners should also know where and how to operate propane, electric and water shutoffs for their homes in case of emergency.

For non-emergency situations, Multnomah County Sheriff can be reached at 503-823-3333.
What is a Honey Pot?
Each home has a "honey pot" for disposing of sewage into a central septic tank & field. You may notice this "drain field" near the boat trailer lot. Operationally, it functions very similarly to a home on septic, but there are a few additional pieces of information you may find useful.

The honey pot is a holding tank of black and grey water from the home that is then pumped to the treatment area that is on CIMA grounds.

Only water, human waste, and a limited amount of tissue paper should go down the drain. No feminine products, food, or wipes of any kind should go into the septic system.

Honey pots should be rinsed out 2-3x’s per year.
-
